Application Criteria
QUALIFICATION CRITERIA FOR RENTING
Applications are not considered complete and cannot be processed until all of the following requirements are met:
- All adult applicants (18 years or older) have submitted a fully completed, dated, and signed residency application
- A non-refundable application fee of $50.00 has been paid for each adult applicant (18+)
- All required documentation has been submitted to Kingsman Properties
- Applicant has viewed the rental property in person
Required Documentation (General List)
The following is a general list of required documents. Additional documentation may be requested depending on the application:
- Valid government-issued photo identification
- Proof of income covering the most recent 6-week period
- Signed Rental Verification Form
All required documents must be received before an application is considered complete. Documents may be uploaded directly through the online application portal. Once submitted, applications cannot be edited.
All communication during the application process will be conducted in writing via email. Any application deficiencies will be communicated promptly after review. Kingsman Properties is not responsible for undelivered or missed emails.
Applicants are encouraged NOT to complete an application prior to requesting or attending a showing. We recommend reviewing all requirements before scheduling a viewing.
AGE REQUIREMENTS
All occupants 18 years or older must be listed as a leaseholder and must submit a fully completed application. All fields must be completed. If a section does not apply, “N/A” must be entered. Inaccurate, false, or materially misleading information will result in disqualification.
IDENTIFICATION REQUIREMENTS
All applicants must provide a valid photo ID and Social Security number. Acceptable identification includes, but is not limited to:
State-issued driver's license or identification card
U.S. passport
Any other government-issued photo identification
INCOME REQUIREMENTS
Applicants must have a combined gross monthly income of at least three (3) times the monthly rent of the property applied for. Proof of income must be submitted with the application.
Acceptable income verification includes:
- Two most recent paycheck stubs (with year-to-date totals)
- Previous year tax return (W-2 or 1099)
- Proof of child support and/or spousal support payments
- Proof of Social Security, disability, or other government income
- Proof of retirement or trust income
- Current employment offer letter (for new employment)
- Verified liquid assets equal to at least three (3) times the monthly rent
- Self-employed applicants: most recent personal tax return and three (3) months of bank statements from the same account demonstrating sufficient income
- Commission, tip-based, or bonus-based income will be treated as self-employment
CREDIT REQUIREMENTS
Applicants must have a verifiable credit history demonstrating responsible payment behavior.
Minimum FICO score: 550
Poor payment history, charge-offs, collections, or excessive delinquencies may result in denial
RENTAL HISTORY REQUIREMENTS
Applicants must provide at least 2 years of verifiable rental history.
Rental history must reflect:
- Timely rental payments
- Proper notice of intent to vacate
- No complaints regarding noise, disturbances, or illegal activity
- No unpaid NSF checks
- No property damage or failure to maintain the unit in good condition upon move-out
Additional requirements:
No evictions within the last 5 years
Family members do not qualify as verifiable rental history
Current mortgage payments may be accepted in lieu of rental history in most cases
BACKGROUND REQUIREMENTS
Criminal background checks must show:
No convictions within the past 7 years for violent crimes, assault, battery, drug manufacturing, or drug distribution
No firearms-related convictions within the past 7 years
No sexual offenses at any time
